Fowler RV Park - Park Rules & Guidelines
Tenant Application and Approval
  • All tenants and occupants (18+) must submit a completed Fowler RV Park application for review and approval. Approval may include background, credit, and rental history screening.
  • Only approved tenants listed on the lease may reside on the premises. Unauthorized occupants are considered trespassers and may be removed immediately.
  • Subletting, assignment, or transfer of tenancy is strictly prohibited without prior written consent from management.
  • Management reserves the right to refuse tenancy or re-approval for tenants who fail to comply with park rules or legal requirements.

Rates & Deposits

    • Rates are subject to change without notice.
    • Stays less than 28 days are paid in full at time for booking. Full payment or enrollment in an authorized payment plan is required at the time of booking and is payable by credit card. By providing a credit card number, you are giving authorization for us to bill your credit card for the full amount, including any costs accrued while at the property, and outstanding balances not paid at the time of departure.  All bookings must be paid in full no less than 30 days prior to arrival.
    • Monthly stays require a deposit of $100 due at time booking 
    • Cash is not accepted for any overnight stay.

Cancellations

  • Modifications (change of dates, accommodation type, site location, and duration of stay) may be subject to availability. Current rates will apply.
  • Refunds are not provided for early departures, inclement weather or amenity closure.
  • Reservations canceled within 72 hours of 9am on scheduled arrival date will result in total forfeiture of deposit.
  • Maximum of 1 RV per site, and 1 vehicle per RV site. No tents or sleeping in vehicles (cars/trucks).
  • RVs must be 20 years old or newer and in good operating condition. Management reserves the right to refuse any RV that does not meet standards.
  • No washing, repairing, or modification of RVs or vehicles is allowed on-site. Minor maintenance such as flat tire changes or battery jumps are allowed.
  • No use of electric adapters, generators, or outside appliances unless approved by management, including window AC units.
  • An airtight sewer connection is required at all times. Leaks must be repaired or replaced immediately. Failure to comply will result in a minimum $50 charge for sewage cleanup.
  • Vehicles must be registered, insured, and operational. Non-compliant vehicles may be towed at tenant expense.
    Right to Relocate: Campground Management has the right to move RVs, vehicles, or belongings without notice or liability in the event of an emergency, or when the Campground Management deems it necessary to enforce these Rules, or to address abandoned Vehicles, Recreational Vehicles, and the like.
  • Maximum of 2 tenants per RV. Children must be listed on the lease agreement.
  • Tenants must be 18 years or older for long-term occupancy.
  • Parents are responsible for their children’s behavior and compliance with park rules
  • Guests must be registered and cannot stay beyond 10:00 PM without prior approval. Unauthorized or extended guest stays are grounds for fines and possible eviction. All guests must vacate by 10:00 PM.
  • All tenants are responsible for keeping their own lot clean, free of debris, and pet waste. Tenants must maintain their lot, landscaping, and RV appearance in clean, orderly condition.
  • Only approved outdoor items (2 chairs, grill, small patio furniture) are allowed. No other furniture, pet yards, or décor items will be allowed without prior approval from management. No clotheslines or hanging laundry outside.
  • Fences, sheds, awnings, or other modifications require written approval; management may inspect and require removal of non-approved items.
  • Management may enter the lot for inspection or maintenance. Failure to comply with a written notice to correct deficiencies within 10 days may result in management performing the work at tenant’s expense.
  • No open fires. Grills are allowed but must be used responsibly.
  • Water, sewer, and trash services are included in the rent.
  • Electricity is charged per metered usage.
  • Tenants must allow access to meters. Tampering, denying access, or bypassing meters is a violation of park rules and may result in fines or eviction.
  • Park speed limit is 5 MPH. Speeding will result in penalties. Violations incur fines or corrective actions.
  • Do not park or drive on grass areas. This helps to maintain the landscaping and prevent damage. Vehicles must be parked on designated lot space; parking on grass or other lots is prohibited.
  • Unauthorized, unregistered, or inoperable vehicles may be removed at tenant expense.
  • Quiet hours are from 10:00 PM to 7:00 AM.
  • Tenants and guests must not engage in loud noise, harassment, threatening behavior, or criminal activity. No loud noise, including motorcycles, vehicles, or loud music, is allowed during quiet hours. Please be respectful of your neighbors.
  • Any violation of conduct rules or engagement in illegal activity is grounds for immediate eviction, regardless of criminal prosecution. Violations will result in immediate eviction.
  • Maximum of 1 pet per site, not exceeding 35 lbs. There is a maximum of one pet per reservation.
  • Pets are allowed but must not disturb other guests and owners are responsible for cleaning up after them.
  • Pets must always be on a leash and restrained when not confined inside an RV. No pet may be left unattended outside of an RV, even on the site or if restrained.
  • Proof of vaccination must be provided. All pets must be up to date on vaccines, and copies of vaccine records must be available upon request.
  • Management may require removal of pets that are disruptive or aggressive. Pets are the sole responsibility of the owner. Management reserves the right to require a guest to restrict a pet’s behavior or location, or remove the pet from the resort if it is determined to be disruptive or aggressive. Failure to comply may result in immediate termination of the guest’s reservation and eviction without refund.
  • Violations may result in fines ($50) or eviction. A $50 non-refundable fee per reservation applies for any pet.
  • Guests are required to notify the office of their pets upon check-in if not already added to the reservation during booking.
  • Any household garbage and recycling are to be put in the designated areas, garbage bins and recycling receptacles located on the resort map. Select resorts may offer garbage pickup services.
  • Hazardous waste or large items such as mattresses, couches, or chairs, is not permitted on property and should be taken to a local dump facility. Hazardous materials or large items (appliances, furniture, chemicals) must be removed by the tenant.
  • Additional charges may result for unapproved disposal of items. Failure to comply may result in fines ($50) and corrective billing.
  • Minor violations may incur fines, starting at $50 per instance.
  • Two or more violations within 6 months may constitute grounds for eviction.
  • Management may perform corrective actions if the tenant fails to comply after written notice; tenant is responsible for costs.
  • Grounds for eviction:
    • Non-payment of rent or utilities
    • Violation of park rules or lease agreement
    • Unauthorized occupants or subletting
    • Criminal activity or unsafe behavior
  • Abandonment: An RV is considered abandoned if:
    • Tenant is absent 30+ days without notice
    • Rent or utility payments are unpaid for 30+ days. If rent is not paid within 5 days after the due date, the RV will be considered abandoned, and the park reserves the right to disconnect utilities and tow the RV off-site.
    • No reasonable evidence of occupancy
  • Management may enter, secure, or remove abandoned RVs, with tenant responsible for associated costs.
  • Please be courteous to other guests and do not walk through other sites.
  • Loud, objectionable noise is not allowed at any time. 
  • Profanity, violence, disruption or inconsiderate behavior towards other guests and/or Park personnel will not be tolerated.
  • Please leave the facilities as you would like to find them.  Please clean up after using RV Park facilities such as rinsing the shower, sink, etc.
  • No soliciting of business is allowed on Park property unless specifically permitted such as a Park-sponsored event.  Signs for the sale of products, services and RVs are not allowed.
  • No smoking, including vaping, in any park buildings or outdoor recreational amenities. Smoking is permitted at personal sites but requests guests to be courteous of neighbors and dispose of cigarette butts in trash receptacles.
  • No possession or use of illegal drugs.
  • FIREARMS and FIREWORKS are PROHIBITED. Legal/illegal weapons, fireworks, firecrackers, slingshots, bows and arrows, pellet guns, toy guns, or anything that could be mistaken as a weapon are NOT permitted outside of RV.
  • Alcohol may be consumed on personal sites only, by those of legal age. With the exception of one’s own site, the possession or consumption of alcohol is prohibited elsewhere in the park.
  • All RVs must have empty holding tanks upon entry to avoid sewage issues.
  • Quiet hours are strictly enforced, so please be considerate of your neighbors.
  • Maintenance and cleanliness are your responsibility. Please take pride in your space.
  • No refund policy is maintained. Payment must be made in full prior to occupancy.
